hi

could someone recommend a reliable, experienced English speaking conveyancing solicitor; my husband and I have seen a property in sax that we want to buy, we have put in an offer which has been accepted and have to put deposit  down etc.   could someone advise me of the buying process in spain.  Also the estate agents says there is a waiting list atm to obtain a NIE ( January)  does anyone have the number of contact details of the nearest police station to sax that we can get the NIE  and how do we go about this or has anyone experience with the online service that is available.  sorry for all questions just feeling overwhelmed with the buying process.

We recently purchased a property and I would strongly advise NOT to put a deposit down without it going through a solicitor, as they will have a contract that the sellers must sign that agrees if they pull out the sale once deposit made by you they have to give you the deposit back plus the same again on top.

Regardingthe NIE numbers we had to wait 2 months... but we later found out you can actually get them in the UK (if that's where you are based). From your spanish embassy.  Friends of mine did it themselves that way and it was cheaper than what we paid our solicitors.

I hope others on here can advise you more or recommend a good solicitor. There are many in costa blanca, just dont use the ones associated with the sellers or agents... i think thats what is advised anyway.

All the best

As above.

1. Don't give the agent a penny regardless of how they will try and scare you about losing the property. All money moves through the lawyers.

2. Don't consider any Lawyer recommended by the agent.

3. Don't worry about you NIE. Your Lawyer will get this on your behalf and also open a bank account for you. Mine did

You will get plenty of recommendations for a Lawyer Mine is in Torrevieja so may be too far for you

Hi there

We used E&G Solicitors in Spain 20 Little Britain London EC1A 7DH, Stacey was our lawyer

They were great. They have people in England and Spain. There was no language barrier and they explained all and dealt with everything

I hope this helps

I live near Sax and my solicitor is Javier Zubieta Esteban and he is in La Colonia de Santa Eulalia, 6km from Sax.

Phone number  96-547-5378. Mobile 669-928-269. email, [email protected]

He speaks excellent English and I'm sure he will help.

To get an NIE you will need to go to Elda or Elche. Be warned it is a slow process and is a total pain. Wait, wait and then wait a bit more.

As the others have said, do not part with any money except through your solicitor.

We used Rafael Asencio Pastor of Valleysol Proprty & Law in Aspe -details below. We found him and his trusty right hand girl -Katy - excellent throughout. He also whizzed us through the obtaining of NIEs etc and we didn’t experience any of the long queuing mentioned. He provided a first class service and even went above and beyond in attending a meeting outside normal hours. We could recommend them without any reservations

Hi

We used Javier Esteban, as someone has already said, and found him very good. He speaks English very well too. We bought a property in Sax last year and everything went smoothly.

Just another thought on the NIE. You can book your own appointment at either Elda (nearest to Sax) or Elche. I renewed mine earlier this year and Elche had the shorter waiting time.

I used someone called 'NIE One Day' they did all the paperwork and I met them at the NIE office on the day, so it's not actually in one day. That is impossible.

I had to renew my NIE  because I was re-registering my car into Spain and Traffico will NOT accept an NIE that has not been issued within the last three months. You will get knocked back if it's older and you will have to wait a few more weeks. Please don't let anyone tell you otherwise. You keep the same number for life, it's just the piece of paper that changes.

If you want a Padron just go to Sax town hall and just ask at the office just inside. Takes 10 minutes and it's free. This too needs to be less than 3 months old if you are dealing with Traffico. Renewal is free.

The English translation for NIE is NOTHING IS EASY!!!!
