Insuring a UK home as a Spanish Resident

Hi,

We have just had our Spanish residencia approved and will be receiving our TIE cards shortly. I am interested to know if there are others on this forum who have retained a house in the UK whilst being a Spanish resident. If so, how have you gone about insuring your UK building & contents? Our car insurance has had to be moved to a Spanish company as UK insurers require you to be a UK resident. Is this the same with buildings & contents insurance?

This is obviously complicated if you leave your UK property unoccupied for longer than a couple of weeks. Can this be dealt with by installing a burglar alarm and linking it to a security company?

We changed the status of our UK home to "holiday home" and insured it a such.

We had our UK car insurance with Admiral (registered to our UK address). We explained to Admiral  that we had received Spanish Residency and new Spanish driving licences. They were fine - they just issued a change notice on the policy ...  "change of licences".

I know I, ve spoken before about car insurance and Admiral refused to cover us as would be Spanish residents for our cars or house. Did you insure your house as holiday home with more than 90 days unoccupancy with a UK insurer or have you used a Spanish insurer? Also have you been notified as to non residents tax on your UK house? Interested as to how they value it.

We used a UK insurer for the home.

Don't recall the occupancy for sure (but I think it was >90 days). There were clauses about emptying the hot water cylinder etc. in winter.

That UK home is now rented out, so is treated differently for tax. It was rented out by the time we submitted our Modelo 720s.

Re Admiral ... my wife just asked nicely.

My UK registered car is currently insured with Sainsbury's Bank but they have said the policy is for UK residents only. My son works for a specialist insurance company and they were also unable to find me insurance in the UK. I will check with Admiral but have a quote from Liberty Seguros which will cover us both in Spain & the UK.

I have yet to begin discussions regarding insuring our UK house but expect something similar. We will probably split our time equally between Spain & the UK for the next couple of years and are unlikely to rent out either property.

Our UK home that was the "holiday home" is now rented out.

We have non-resident landlords insurance on it.

Coincidentally, the insurance is up for renewal. The broker (A-Plan) phoned me yesterday and I paid the premium, but they warned me that they might not be able to offer the policy again next time due to Brexit.

So ... yes ... it is getting more difficult.

Re the car ... Liberty Seguros is a good choice. We insured our UK cars (with Liberty in Spain) while they were still on UK plates/registered to our UK address, and just continued once the plates were changed.

I will update this post if I find a suitable home insurance policy but I have a feeling this might prove rather difficult!

It is now April 2022. We were able to insure our UK home as a holiday home, absent for > 90 days at a time, as Spanish residents. We used Intasure, and also were quoted a premium by Towergate. Be prepared though...it isn't cheap.

Hi Christine,

I’m just waiting for a quote (as an unoccupied property) from our current insurer, MoreThan. I have an alternative quote via Comparethemarket which was only £100 more than our normal rate. I’ll keep you posted!
