Don't put to much faith in those type of TV programmes they don't give you a true view of "real" life living here in Spain.

Steve

If they were advertising they’d be prosecuted under the trades description act!

Hi Kim

Thank you for taking the time to send me such a loveky detailed message, luckily I would have enough capital to support my son and myself for the first year or so, so that's a bonus, I am 54 now so a few years till I get my state pension but my personal pension I can draw from 55 which is this Ch...

...ristmas so hopefully this helps - have you liked in Spain long yourself if u don't mind me asking ?

So with this option of a non lucrative visa doe the first year I can stay before 90 days okay etc?

I will look at your links yiu have kindly sent mote extensively soon, people must still be coming over, been watching place in the sun all afternoon and dreaming of my villa in the mountains

Kind regards

Nicky

When you say "people must still be coming over", the people in question are EU citizens with a permanent right of free entry to Spain and also the right to live there.  As for the TV programmes showing property in Spain, if you take a look at the production year of the programme in the closing credits (usually in Roman numerals), you will find they are from a year when it was OK for Brits to buy property in Spain.  In other words the programmes were produced before the end of the transition period which ended on 31 January 2021.

Brits already living in Spain had no worries because they were covered by the terms of the Brexit Withdrawal Agreement.

I don't wish to rain on your parade but unless you have a lot of money, it could be prohibitively expensive for you to move to Spain or any other EU country.  Your only other option is to move to the Republic of Ireland where you would be covered by the terms of the 1922 Common Travel Area agreement.

I’ve been watching a few re-runs on YouTube of Place in the Sun post brexit.I know it’s only a TV show, not a documentary but they way they don’t mention buying fees, community fees, visas, rental permits or any other issues that have to be overcome is breathtaking. It creates a very false picture.

Yeah almost as irritating as some participants expectations.  We want a pool 3 beds 2 bathrooms outside space swimming pool sea views on a budget of 80k lol!  Do you remember the guy from Leeds I think it was looking for property in Oliva I think.  Anyway he had a budget of 80k couldn't find anything meeting his brief and said he'd up hid budget to 150k.  He got a contender and was asked if he was going to make an offer...yes 80k doh!

I'm watching the current series of "A Place in the Sun", filmed in 2022, and even when people say they're looking for a property for permanent living, there's never a mention of post-Brexit residency requirements for UK citizens.  But then, I've been watching it for years and when prospective purchasers talk about there budget,  there's never been a mention of ITP!

What does ITP mean?

It's THEIR budget, by the way.

Thanks for pointing out my typo 👍

To answer your question, ITP is "Impuesto de Transferencia de Propiedad".

Some years ago, I thought of renting in Gandia.

The estate agent gave me information that it is not a nice area and has Spanish gypsies living there (far worse than British gypsies).

I totally agree. They ask people’s budget and surprisingly in most cases end up closing a deal at that price. There is no mention of all the other buying costs which are quite substantial. I also fear that some of these presenters are in league with the agents on price. The prices are quoted in sterling to the UK buyers and the agents manage to get a lower offer accepted but remember that the sellers currency is euro and if you convert the lower buying price back to euro. the buyer is probably paying the asking price on most occasions. In my opinion something stinks about some of these so called negotiations.

Did you actually go and have a look for yourself, rather than rely on what an estate agent told you? I live in Oliva, and much prefer the ambiance of Gandia where I regularly visit, especially when it comes to traffic free plaza's in which to watch the world go by. Its beach is also a great place to spend the day. There's practically nowhere in Oliva where you can sit and have a drink or meal outside without cars and lorries whizzing by within a few feet.

The old town of Oliva has a high percentage of people of Roma descent and I've had no problem living among them. I lived in Brighton previously, which had regular unwelcome visits from 'travellers' who would set up caravan parks in any open space, including parks and along the seafront, and the local crime rate would increase exponentially before the council managed to evict them, leaving behind an unholy mess to be cleared up. To compare this with a settled community is a bit disingenuous

Very well written GerryJ.  I agree with you entirely about every aspect you discuss in your posting as I know Gandia and Oliva very well.

It's refreshing reading a post like yours that is well written and factual.  Quite often people write things before putting their brains into gear.  The results can be quite disconcerting.
