Hi not sure of community rules Just received an email from community pres from our neighbours She stated her newly white  painted garden wall on her side of adjoining wall has flaked a little 50 pence area approx Was painted few months ago We didn’t want our side done as it’s a porous wall all around and u can see damp coming from ground on each wall They want our ins to cover her paint work Is this correct Surely this should be dealt with herself or her painters or her ins Could you assist We are going to send pic letter to our ins explaining this but are we ok doing this first Thanks

Hello

 I wouldnt involve your insurers at all - yet. I live in  a community with   adjoining walls. It was established that we all are responsible for a wall on one side of our property - going  out onto my patio I am responsible for right side wall...... the  left side wall is responsibility of my neighbours. 

However for painting etc we both have them painted the same  colour as the whole community but  either of us could change that if we wanted, without a problem.

 Try to establish from your administrators/president who has responsibility for maintenance etc. for an adjoining wall between your properties before you do anything else

Did the community pay for her paintwork? If so then she should be able to get it repaired if the work was unsatisfactory.

If she paid for the paintwork herself then it would be on her to get the painter back to address the problem.

I don't understand why the insurance would become involved.

She’s stating our side of wall is damp as has caused her paint to flake Only been done few months in white It’s like a breeze block wall So all around us when people had painted they are all flaking That’s why we didn’t want ours done Thanks

You'll probably find that your unpainted side of the wall is allowing the wall to breath and dry out naturally, whereas her painted side is retaining the moisture in the wall, which will eventually force the paint away from the wall.

You can get breathable paint which will allow moisture to leave the wall without lifting the paint. Our community bought some awful plastic type, fully waterproof, paint for the communal area around the pool. It lasted about 12 months before it peeled away.

Hi thanks this is exactly what my husband tried to tell her and why we didn’t want our  garden walls doing But she insisted on doing the full house and every garden wall !
