Hi, can anyone tell me why my electric keeps knocking off from the big electric box outside? Also my water won’t heat, the tank in the bathroom isn’t doing anything. Would it be worth while going to the estate agent that sold me the house for help? Thanks

Also have a look at an electricity bill and see what power you're currently contracted for. We're on 5.75 kW, and even with a smart meter we've not yet tripped the meter. If you're on 3.5 kW, then that is probably the cause.

Thanks everyone for the reply’s. Had an electrician out there and he said we are only getting 1kw which is no good. He said to upgrade the kw we need a whole new system rewired/sockets ect. Also a certificated paper and the cost will be around €1000. Can anyone shed more light on this please and do I really need a certificate or is there any other way around this. Thanks

In order to increase the available power supply to your house (over and above the amount contracted for at the moment) yes, you will need a 'boletin', prepared and signed by an electrician who is authorised by Iberdrola to do so.

Many consumers have been caught out because their house has historically been drawing more power than they are contracted for, which wasn't a problem until smart meters came along.

In answer to your last question, yes, you will need a 'boletin', but so far as regards the cost of updating your installation and issuing the document, obviously different electricians will quote different figures, and may have differing views on how much work needs to be done.

But I think that first of all you should ask the estate agent why you weren't informed of this issue, and whether the vendor will be paying for the upgrade.

Following on from what Geoff says, get the Spanish electrician who is going to issue the boletín to tell you what work needs to be done, so you're not spending money unnecessarily on what an English sparky thinks should be done.

Great! thanks again everyone. The estate agent (smart property) are more or less saying it’s our problem. We are fully insured so I might look down the line to see if we can have any joy.

Hi Have a word with Don Aluminio Building & Reformation they have a great electrician who is fully qualified and won't rip you off what you are saying sounds way over the top, I doubt the insurance will help.

So the electrician who was recommended to me by smart property told me that the electric company wouldnt upgrade my kws until I got my meter/sockets changed and everything rewired. So I thought I will give them a ring to hear it for myself. Low and behold she upgraded my electric after a couple of hours. So everything now is running great. So much for the estate agent looking out for there clients after a sale. 😡
