Hi we have been out looking for the last two weeks for a property, have seen a couple and one with an under build, looks ok with a bit of update, but the under build the plaster seems to be bulging away on the outside wall, agent said it could do with more ventilation ? does anyone have a Lola/Rosa that has been extended like this and can they be done to a good livable standard, was wondering is this a small issue and how successful are to do they any info and thoughts would be appreciated,Thanks
Hi if you are unsure have a survey done could just be ventilation but may be more serious and the agent would not tell you even if they knew! Don Aluminio Building & Reformation do reasonably priced surveys, they have done them for us in the past and also lots of building work so we can highly recommend them. they can also advise on what you can & can't do legally with under builds.

Thank damp, then damp, then damp again. If its ventilation, with an underbuild, how do you solve it without fans running constantly? Damp is a big problem for many people here, surprisingly enough. If its ventilation, is there mould?
If you really like the property, get a survey done and don't listen to a word the estate agent says.

Hi there wasn't really any mould that we could see it was an external wall inside the property that was cracked and looked like it was was bulging along the length of it giving off the look that there may be some damp ? wish we had taken photos now, was looking for someone who had a property with an under build and any problems encountered, it is a self contained apartment underneath and would give us more bedrooms but won't jump into without finding out more first thanks for replying

We were assured it's all legal and nothing would signed before all paperwork was done. from what I gather they are reputable agents family firm, although you still have to be careful I appreciate this and all advice is welcome thanks.

I appreciate every ones input and advice thanks , as this is our one and only chance at our age LOL, so we have to get it right and the saying is all that glitters isn't gold so am on the wary side never having bought abroad before
Normally under builds are not classed as habitable rooms and the property should not be valued with them included as such, ie only the amount of rooms in the main building should be counted.
It’s more likely to be damp seeping through the wall if it is below ground level and the crack could be caused by a build up of water behind it.

The height is actually 2.2 headroom finished but there are also other considerations as to making it legal as I say contact Don Aluminio if you need advice they know about under builds and tanking out etc, in some under builds it is actually a stipulation for planning that they have a fan for ventilation! The Architect can confirm all that is needed to conform to regulations and advise on costings etc.
Please be very very careful in terms of getting the legality of the underbuild checked out. Getting totally independent expert advice is crucial - I don't know of any underbuilds that are legally habitable - all sorts of issues with these, not least of which would be health and safety concerns (I dread to think what might happen if there was a fire). Buying something with an illegal build us only buying into a pile of trouble, especially now that San Fulgencio town hall is taking a much more proactive approach to this widespread problem.
