Tourist License Monforte del Cid

Hi,

just wondering if any of you lovely lot have any experience obtaining a tourist license? My father in law has this villa in monforte del cid, he's had it for quite a few years however there is 9 years left on the mortgage and with it being interest only, there's still a huge chunk to pay off which brings me here to ask if anyone has any experience in obtaining this license. From the basic research I've made, it seems to be a pretty lengthy process (which is not the issue) but rather complicated. Any suggestions of where to start would be hugely appreciated.

A tourist license is ONLY required for lettings up to 31 consecutive days, and whenever the offer is made by publicity or through an agent. A new housing law (Ley de Vivienda) protects squatters more than the owner. Be alert and better do not let to anyone you personally do not know.

Thank you, this was our first problem. Since they moved back to the uk, they found a Spanish resident who moved in, paid the agreed amount for a few months then paid nothing for 4 years after that. Lucky they left on their terms before court proceedings started and hence why we need this tourist license so we can holiday let it out and help pay this mortgage off

There you go again Killjoy.  You KNOW that is wrong information. Please note the wording in the decrees.  The definition in the Valencia region includes "regardless of length of rental" - it is the purpose for which the property is rented, not the length of time, that determines if a Tourist License is required.

Use this link, click on FQA in English - everything you need there with link to application form and property requirements as well (and it is official info)

The first stage is to apply at the Town hall for your Certificate of Compatibility.  You will need a valid habitation cert (certificate of second occupation), copy of last IBI (suma) bill/receipt, his NIE and certified copy of passport, and often a copy of the deeds (but that can vary from office to office).  Not all properties can obtain a Certificate, but without it you cannot apply for the License.  Every Town Hall varies on the length of time it takes to process these applications - can be a few weeks or over a year!

Application for the License itself (form can be found following the above link) is done to the office for tourism.  As well as the items need for the Certificate application (exc IBI bill/receipt) you will also need a valid EPC.  If everything is in order you will receive the License with a License (VT) number in a few weeks and you can buy your official plaque and the complaints forms.  

You then need login codes be able to register your guests on arrival.  That system is in the process of changing, so by the time you receive your License the new system should be fully operational and will replace the current way of registering guests on the hospederias website.

You will also need a keyholder to checkin the guests, clean the property and be on call for emergencies - make sure they are working legally in Spain (don't use a 'kind neighbour').

As non-residents tax is payable in Spain every quarter, a straight 24% on gross rental is a non-EU resident but 19% after allowable deductions if an EU-resident.

WOW! Thank you for all this valuable information! i have since talked to my father in law who's currently out there in Monforte del Cid and hes been able to find an office who can get the whole process started. Luckily he took a lot of documents (suma, passport, NIE etc) provided everyhting he needed and they've made a start with the habitation certificate etc. They advised they can do everything them selves, of course as he's 67 YO, he took the decision to let this office take care of it but I sure am going to send him this message. Thank you once again for this great info.
