I believe that too many people take chances by renting out privately and then have hardly any support when things go wrong, except to resort to the long, slow and expensive legal process in Spain.

You need to be careful full stop.....  I rented my property out through a reputable agency with a contract.  I was told my property was checked every 6 weeks... no chance.... the tenants had wrecked the place.  Never seen anything like it.  So it still doesn't mean anything if you go through an agency....

It just goes to show that not every rental agent is reputable and doing the job they are paid for. Agents are working for the owner and should have a good system in place to protect the owners rights and their precious property when renting out long term,  not just take the money each month and sit back!!

All agents should be carefully checked and if possible recommended by friends and/or neighbours. Also Google is your friend and it's worth searching online the name of the Rental Agency that you are 'thinking' of using to see what comes up. Good and bad comments about companies are often online and you can find out a lot about some companies this way.

Always ask around your area before renting out and find out who others use and if they have had any problems or not. 

There are no doubt good Rental Agents out there and these will be the ones thriving in the business.

This is shocking that people can get away with this. I use to live in Spain many years ago and we allowed a couple to stay for 2 weeks with a view to buy in a villa we owned. After not getting any closer to a sale we suspected the couple were not honest. We waited for the couple and some other people who seemed to be always at the villa to go out. We quickly changed all the locks. The couple could no longer get in the villa. We removed all of their few belongings and gave them to them and after heated discussions with them they had no choice but to leave. It was different for us as we were not renting and the couple couldn't do anything about it. I feel long let's can be risky and it is very sad that the law anywhere seems to be useless and very expensive in dealing with dishonest tenents. The law is changing in Britain soon to make it even harder for landlords to get out bad tenents so these horror stories will continue to spoil lives of honest people. Thankfully there are successful rental situations but tread carefully.!!! Get references from everywhere and check them out.

Don't rely on estate agent if you renting your property. And a good insurance. You need to make sure every brick of your property is insured - for theft, burglary, non payments, damages... And if renters register your property as their permanent residence - you have them on your neck forever.

I am sooo sorry to hear this story, one for the poor people/owners that suffered such a robbery and for my own self and others like me who are good payers and want to rent a long term house or appartment, as this gives a state of mind and of heart among owners of houses/appartments that want to rent that end up looking at everyone with little trust and like a sweden friend of mine used to say with "a fox behind the ear".  

It is very unfortunate.  Sorry for that.

I used a reputable agent for mine and they ripped me off.give tenants deposit back without checking property place was destroyed what furniture  was left had to be thrown out..better to check all yourself

Mosquitos

My wife was eaten alive with mosquitoes in La Zenia during a recent visit there. I'd like to know if anyone has any surefire way of keeping these little beasts away.

This may sound silly but we often go over to see my inlaws in The Philippines tried every anti mozzie spray, tab's, cream etc on the market some were expensive and one of the tab's gave severe gastro problems emd up in hospital on a drip for 5 days, if anyone is to get bitten it will be me!, Also mozzies can give you dengee this is something you do not want as it can kill you. We now use VICKS rub on bare areas, you will smell like a Vicks factory better than mozzies having a feed meal at your expense and do not forget to ensure you put up on windows and doors, on our last visit in July / August not one bite, also I like banana's BUT my inlaws told me to stop eating them as this is one fruit that attracs those pesky mozzies like mad. Ensure you do not have any water left out in you garden as all you will do is give the mozzies a home to bred. Hope you find this of help.
