I have had problems since I bought my property in kitchen leaking. I have had a lot of things replaced a d still have a problem. We have been told it is from the property next door. I have asked and got nowhere my family suggested a surveyor may be able to help pinpoint the problem. Any suggestions would be appreciated. Thanks

I  would  try  switching  water off at  mains for 2  days,  if  that  is  possible,   but  if  you  are   living  in  House,  it  would  be  difficult,   maybe  a  friend  might put  you up  for 2 night,  If  problem  still  persist   it  could  be  your neighbour  problem,,Leaks  can be hard to  detect  if  it  a  concrete  floor

Thank you I have an apartment and the problem is mainly my kitchen ceiling which is under the stairs to the solarium

Hi Grace 

If you mean the ceiling leaks when it's raining, then I had a similar problem. I looked for any problems on the floor of the solarium, and couldn't see anything obvious.

However, there is a satellite dish on the solarium next door, and I noticed that the cable goes straight down through their floor - i.e. somebody had drilled a hole in the floor, through to the ceiling of the room below!!! So when it rains, the water spreads easily under the tiles and through to our own bedroom ceiling!

I popped over the wall with some silicon sealant and squirted it into the hole. Voila! No more leaks for over two years, although I now need to do it again as the sealant seems to need renewing.

Maybe your problem is similar?

Hi thanks for your reply I have replaced my solarium tiles making no difference. I have been told he has a hole in his waste pipe on his solarium. I just need them to admit and replace it. Our gates are kept locked so I cannot get onto his

Sorry  to  read about and see photos  of damage caused  to your  ceiling,   Awkward neighbours  I  would guess, a  problem  common  enough  in apartment,   I  mean   Damage  from overhead, 

When replacing  Soluriam  tiles  did  use a Rubber tyre  mat  under Tiles, On  Some Soluriam  people would fix  Large  TV  dishes on  Soluriam  and fix it by drilling  and install  1/2  bolts, a recipe  for problem  if you cut through Rub  mat, by just  retiling over old tiles  OK   but  I would not be happy 

Can  President  of community  not appeal  to your  neighbours,   and even go out of your way and say  you will  pay  to see if it sorts problems  out, if  only  a leaking  waste  pipe  not  too  expensive 

Hope  you find a solution  soon

Sorry to hear about the issues you are having. I have used Mark Paddon prior to purchasing a property. He was very good, picked up in a few minor issues and gave details/ photos ( as we were not able to get out to Spain at the time of him doing the survey) . He offers different levels surveys depending on how much detail you require.http://www.surveysspain.com/mark-paddon.htm

Will  Tennant  not let  you  have quick  look to   see  if  water  waste is leaking, Has  your neighbours  property  got an  damage 

If  President  can  get no joy from Property  owner, I  would  try  to  turn  the tide  against  them, Complain  you  hear  loud  noise ,  you are  having  difficulty   sleeping,  your  quality  life  is  affected,   these  issues  have to be investigated, 

I  would not  employ  the service  of a  Surveyor   until  you  have  access   to  neighbours  property, 

Otherwise  Paint ceiling   with  couple  of  coats  of paint  ,  and  try  to sell,  as  it  is  giving  you a lot  of  stress,  you do not need stress   in  Spain
