Hi all

I bought a place on 15/2/2023 in Playa Flamenca, Mira Flores II.

I need to place an overgrown hedge with a Wall. I was told l have to inform 

the Management, which l did and they told me it will  be discussed at the AGM which was today (28/4/2023). I nominated a representative because l had to get back to uk.

I was informed that my request was not discussed and was differed to the next AGM, when they have new representatives.

1.  I didn't think there would be a problem as other people have built  similar walls to

      the one l intend to build.

2.    I also want to tile the patio.

My Question is:

- Has anyone come across this sort of problem?

 - what would be your advise

-   While am on the subject do l also need to apply to the Council to do this work?

-   Is this something l should discuss with my Solicitor?

Your views would be welcome.

It sounds like they've deferred discussing your proposals until you're able to attend the AGM in person. Which makes sense as you are going to be responsible for the work and your neighbours may have questions.

The fact that others have already built similar structures doesn't necessarly mean that you can but it does help when discussing this at the AGM. I would recommend talking to your neighbours, especially the ones that have done something similar. Explain what you want to do and get them on your side. You may even get recommendations for tradesmen that can complete the work

You will need council permission and permits to build a wall / tile your patio, especially if on a walkway or boundary. These can be obtained from the town hall by your builder but make sure that he does as it's your responsibility, not his. There is a small % charge of the estimated cost of the work for the permits.

I would advise not starting any work until you have permission from the community and the council.
