...hat I am asking about the 90 day stay for. If I am to understand correctly then after staying 90 days he has to be back in England for 90 days before he can return for the next 90 days ?

My understanding is that you can spend no more than 90 days in any 6 month period. You don't however, have to spend 90 consecutive days in Spain though, and although impractical you could spend alternative months in Spain over a 6 month period, but you can't return for 90 days thereafter.

 I used to spend 6 consecutive months in Spain , via long term lets and it will be interesting to see how being limited to 3 month lets, impacts on the availability and cost of rental properties? Hopefully not too much? ...

We have been trying to organise a 3 month rental for a while now and are getting nowhere. Anything we get offered is usually for a minimum of 6-12 months. A few agents have said that they are attempting to put together a list for 90 day rentals but so far no one has got back to me.

only alternative would seem to be airb& b....
