... issue at their cost before we completed. The main thing is that you don't want to be out of pocket in the event that a fine and up to 4 years' retrospective IBI Council tax is applied.
Alternatively, you could agree to the enclosures being removed, subject to a reduction in the sale price - a higher risk strategy if you really want the property, but it depends on how keen the vendor is to sell and whether they have other people queuing to buy their property.

Really don't know how we stand now. We really like the property and even when we went to buy it the agent said "no offers" and they're taking all the furniture! So we just offered asking price. Then it was the vendor wants 3 months to complete! So I'm beginning to feel this is all one way. Also we will still have to pay solicitors fees and other fees that we have incurred, notary, power of attorney etc. Then we have also paid 7500 euros deposit. Will this all disappear?
So overall, we are 2 months in and if the owner has to sort out all this how much longer do we need to wait. I've replied to our solicitor stating as much and also asking how much we would expect to be out of pocket if we go for permission etc. As usual no reply yet, beginning to get rattled I must admit.
