If you're unaware of these taxes, you must have received poor legal support when you bought your property.  I hope you're able to get it sorted as soon as possible.

Hi Ann

I’ve used these people for many years. Just let them know your VC and they will do the forms

for you and present and pay them .If your married both you and your husband 

will need a 210.

They will do it all for you and send you their invoice.

They will send you a signed PDF copy of the forms or hard copy if you prefer

Hi Valetie,

"Valor catastral" simply means "Catastral value", which is the rateable value of a property.  It´s used to calculate property taxes, but it´s not the name of a tax.  The names of the taxes which are calculated using the Valor castastral are:

-  Non-residents tax (Modelo 210);

-  IBI (Council Tax), although sometimes incorrectly called "SUMA", which is actually the agency in the Alicante province which collects IBI on behalf of the Town Halls;

-  Plusvalia, which is a tax paid by the vendor when they sell their property; it´s a tax on the increase in the value of the land on which the property is built.

Hi Valetie,

It has been judged "unconstitutional" in Spanish law, but I have yet to see its abolition confirmed at regional government level.  This is a significant revenue stream for the Town Halls, so I want to see it in writing from a reliable source before I can confirm.  I've asked the lawyer who works for our Town Hall and I'll update this thread when I receive a response.

The response from the lawyer is,

"No, of course not 😄  It is not Plusvalia per se that has been adjudicated to be unconstitutional, but the concept that there is no relationship between the value of the property and the land on which it is built.  In future, they will take the values in the purchase and sale deeds as the starting reference (if you have a loss, you do not pay, but you still have to declare it) and the land value will be calculated by an updated coefficient of each council (with a maximum discount of 60%, in the case of a general substantial revaluation).  When you sell, your lawyer or gestor will be able to calculate the amount.  It was published just yesterday - I don't know yet if Suma will still offer the tool to calculate it, but will probably know next week".

Thankyoy for clarifying that Kim?  I have snother question for you....I read on the Internet today that there is a proposed scheme starting next year to change the existing gas boilers and central heating to electric heating? I have kept the article but can't send it from my ipad but I can send it tomorrow from my computer thanx
