Please rent for 12 months to get a proper idea of what's on offer.

NOTHING HAS BEEN AGREED YET FOR TIME AFTER BREXIT ignore all nonsense about what you will have to do or pay. 

The paperwork and aristocracy is challenging, but with the right, recommended, professional help you will get it done.

It will be worth it.

It does seem to be up in the air. 

We are in Costa Blanca for February so we will find out from residents there are doing/expecting for the future.

After looking into various things is it not the case that any money in the bank/savings to support your life in Spain? It would be difficult for a lot of people to support this kind of income. 

I'm hoping that the income criteria can be off set with savings and the like. 

I can't see for one minute that this stated income will be the only thing to take into account........especially if you own your own home in Spain.

This is Ray's pet prejudice and appears intended to display some sort of superiority? Fortunately it isn't true.

Having owned homes on urbanisation in Playa Flamenca and San Miguel, I can say that I have found both to be very cosmopolitan/multinational in their make up. The blend has changed, Spaniards have generally made up about a third, but the rest of the mix has changed over time; fewer Germans and Brits, more Scandinavians and (recently) Russians. 

Playa Flamenca is close to the beach and amenities; shops, supermarkets and commercial centres (Playa Flamenca, La Mosca, Via Park, Los Dolces) for bars & restaurants. Zenia Boulevard is also within walking distance and there is a Saturday market on Calle Estaca. There are also four golf courses within a few minutes drive; Campoamor, Las Ramblas, Villa Martin, and Las Collinas.

San Miguel is a more traditional Spanish village, around ten minutes by car from the beach. It has a reasonable range of shops and supermarkets and a good range of bars and restaurants. There's the ubiquitous church/square (really nice) in the centre as well as a couple of meeting places used for village fiestas & events. Like Playa Flamenca it also has a dtrert market (Wednesday's) and is within easy reach of the golf course mentioned above. It does apparently have quite a large British immigrant population, though I've never found that apparent? 

Both locations have good schools. I hope this is helpful.

Hi Jack's, the income required to obtain a "non-lucrative residency visa" in Spain is €25,560 per annum plus €6,390 for each additional family member. This equates to £27,256pa or £2271pm based on today's exchange rate. See link.

Whilst this is lower than the £36,000pa you have been advised, it is still a substantial income for many pensioners couples.

Hi

I bought on my own a bit impetuous really but it is lovely to be here in the sun when the weather at home is so bad.

I love the house but now I do have health problems and where I am, Calle Niagara there aren't local shops or a local chemist.  As I'm on my own I find very difficult. I came out on a weeks holiday really with the dream of buying a property here at some stage but didn't expect to go home with a house!  The forum is so good and very encouraging and I'd have been lost without Jim's Guides so it's pros and cons. I'd just like to move the shops closer to my Urb. I live between here and Bromley (South London) I think this area is much safer and most neighbours are good.

I'd second the advice to rent a place for a while and get to know the area.  Also take advice from here about lawyers. I used the lawyer from The Place in the Sun Exhibition who was useless based in Malaga and wanted several £1,000 in advance.
