Exactly as I said previously ??

I don’t think your reply with the question marks was necessary! I was merely quoting from CAB Spain to reiterate that what you had said was correct.

Thank you for your reply very helpful I will not be a resident as I am still working in the UK I will just be using my property as a holiday home until I retire then try for residency which is about 3 years time I just don't understand this

If it’s any use, my non residents income tax was 83 euros for 2019 (full year), payable 31/12/2020. Same amount for my wife. I have not rented it out either, so that will be the minimum payable. My wife has to pay the same too as we are joint owners. No idea what the value of our property is for their purposes, but we paid 155,000 euros. Hope that helps.

It's likely you'll have to wait until the end of the UK tax year and then some for HMRC to get around to your case and make a payment which BTW will come in the form of an HMRC cheque in the post so you'd better hope that you're not one of those facing having their UK bank accounts closed!

It can be paid direct to your bank if you have a personal tax account (online).

We have had our holiday home for 16 years. The non-resident tax is based on the Casdastrol value of your home, you will also need to supply the amount you will pay to the Council for your Suma tax (council tax in the UK) to whoever will file your tax return to the Spanish tax authorities. We have always used the fiscal department of our solicitor who did the legal work when we bought our apartment. I have recommended Angar to some friends recently, who didn't know about resident taxes and had owned their place for over 2 years. They found them to be very good and they have sorted out everything for them.

My partner and myself each paid for the last tax year 39€ each and 100€ each to the Solicitor. Tax returns have to be filed in a certain period in Spain. Under no circumstances think there is any comparision of how the tax systems work the UK to how they are in Spain.

As soon as you have your property contact Angar or another company who files tax returns on your behalf. You won't pay anything until next year, but its best to put things in place at the beginning, then you won't have a shock.

I think the solicitor was talking about non resident tax on the property which has been calculated at 19% upto this year but from January as a 3rd country after Brexit the calculation is increased to 24% so an increase to non residents of 5% from next year. This tax is based on the cadastral valu...

...e which is stated on your IBI invoice (Council tax) and is paid by December each year for the previous year. The calculation is 19%x1.1% of cadastral value, but dependent on last valuation which if over 10years is then 19%x2%. It is a tax on imputed rent earned whether you rent out or not and if you do rent property out, the tax then has to be done quarterly on the income you receive. I use a company based in Torrevieja called Angar Taxation services (google them) to calculate and pay mine for me. They charge €20 per owner to calculate and pay it on your behalf which although you could do it yourself is worth paying for a professional service. I think your solicitor was trying to inform you to get ongoing business to do the job but for hundreds rather than the small fee Angar charge. I have used Angar for many years and highly recommended them. You will pay a part year payment next year for months you,ve owned it this year, after receiving your IBI invoice and all is done by email.

Welcome to Spanish holiday home ownership,

Regards

Pauline

Hi Pauline, not too sure if I have understood this properly.

If for example the apartment was valued at €100,000 would the new tax be €264.00 per year?

Kind regards

Rick

Rick the non res tax is not based on the value(ie. what it's worth) but a figure found on your IBI statement from Suma called cadastral value which is what the government thinks it should be worth. This figure is nothing like a valuation and I have to admit I don't know how they achieve it. However the figure is multiplied by either 1%(recently revalued) or 2% if not revalued within past 10years then multiplied by the 19%(this year for last year) or 24%from year of 2021(paid in 2022).You need to look at your IBI invoice, then you can work it out. Hope this helps.

Regards

Pauline
