With regard to keyholders we changed this year and now use Torreclean.com, who have been excellent.  There are a few people offering keyholding and cleaning services on the forum but do make sure whoever you choose is registered as either a business or as self-employed.  

Whoever does your non-residents' tax return should be the person who does your quarterly rentals returns as the latter has an influence on the former.  If you have only just purchased your property a lot of solicitors include the first year's fiscal returns in their fees so try that company first.  If not I can private message you with a couple of suggestions.

Advertising wise, spain-holiday.com and simplyowners.com are the only two I know that give you full control, where you handle the payments and have direct contact almost from the start.  However a free option listing on Homeaway.co.uk and holidaylettings.co.uk is worth it while you get established as helps with filling up dates.  We get a lot of repeat bookings, the vast majority of the others are from Spain-holiday (the only one we actually pay for) and we usually get two or three a year from the free listings.  All the sites have lots of advice for owners and several have sample contracts that you can adapt for your own use too, so lots of info and help out there.

Torreclean was top of my list, I'm glad you are having a good experience with them. thank you for all the information you've given me, you have been very helpful. I'm not sure if my solicitor is looking after my tax returns so if you would private message me with your adviser that would be great, Thanks again

Holidaylettings/TripAdvisor is a long way from being the best company out there, taking hefty booking fees from guests and charging owners for paying them their rentals.  But to repeatedly tell me that I was wrong, and therefore calling me a liar, about mine and other properties not being up on their site for over a week is about as bad as customer service gets!

So, those of you who let your properties, be warned about the company!  They have absolutely no interest in looking after the interests of the owners of the houses, despite being dependent on our advertising with them for their business.  Their customer service is non-existent. 

Most of our bookings these days come from Spain-holiday.com, who don't charge the guests a booking fee and don't have any extra charges after the annual advertising fee for owners either.  And are much easier to contact if you need to speak to them (and don't used an out-sourced call centre!).

I've been reading the posts about tourist licences. I manage and advertise a property for an owner in Sweden. He has a license but when I try to put the number in it rejects it. I've seen the copy the solicitor got for him from the valencian government and it states his licence number is 22000/2017/42067. Of course his property got took off line and is still off. Both of us have been checking on the web site and noted the ones that are advertising have numbers like VT/462989/A or EGVT-1121-A   Can anyone she'd some light on this please? As at the moment the only places getting bookings are the ones with these type of license numbers.

All Valencian Communidad license numbers are set like this:  VT- 6 numbers -A    (A if in Alicante, different letter if not)

I am not sure what the numbers you have are but they are not the license number.  On the certificate there is a long box and the license number is in the first section (No Registro) followed by the property address in the second box, third box is Municipio, then the Categoria and final section is Plazas (max number of people allowed to stay in the property).

Thank you very much for your help. I am passing this info on to the owner and he can check on his document he got from his lawyer who obtained this license for him. I wanted to show you a copy of what he sent me but it has personal details on it which I don't think should be shown to everyone.
